Protect Your Long Island Concrete with a Professional Seal

Long Island’s coastal climate puts unsealed concrete through a punishing cycle. Humid summers feed organic growth across patios and walkways, and once winter sets in, freeze-thaw cycles crack and spall surfaces that have no protection underneath. Every season that passes without a seal is another season of damage adding up.

We stop that cycle with professional concrete sealing. At Squeaky Clean Property Solutions, we apply Alliance Gator and Trident sealants to manufacturer specification and let the homeowner pick the finish, from a subtle natural look to a full high-gloss shine. We have been sealing and restoring concrete across Long Island since 2006, and every job is backed by a manufacturer-spec warranty.

If your concrete is starting to show wear, give us a call at (631) 387-2156 for a free estimate and finish consultation.

Concrete Sealing Finishes We Offer on Long Island

The finish is your choice, and we recommend one based on where the concrete sits, how much traffic it gets, and how exposed it is to the elements.

Natural Finish

A natural seal preserves the concrete’s original appearance. There is no sheen or color change; the surface looks exactly the same, just protected. This is the right choice for homeowners who want the full benefit of sealing without altering the look of their patio or walkway.

Matte Finish

A matte seal adds protection with minimal visible sheen. The surface picks up a slight enhancement without the wet look, making it a solid middle ground between invisible protection and something you can actually see working.

Semi-Gloss Finish

Semi-gloss brings out the concrete’s color with a noticeable sheen. The surface takes on a clean, finished look that is popular for patios and walkways where the homeowner wants the sealed result to be visible.

High-Gloss Finish

A high-gloss wet-look finish can get slippery when wet, so we tend to steer homeowners toward a color-enhancing satin finish; it’s our most popular recommendation. For most residential concrete on Long Island, especially pool decks and walkways exposed to rain and coastal moisture, satin gives the homeowner visible results without the slip risk.

Why Long Island Homeowners Choose Us for Concrete Sealing

Alliance Gator and Trident Manufacturer-Spec Sealants

We seal with Alliance Gator and Trident products, applied to the manufacturer’s specification for every job. These are professional-grade sealants matched to the surface and the finish the homeowner wants, not generic big-box coatings.

One Company from Cleaning to Sealing

If the concrete needs cleaning before it can be sealed, whether there is mold, efflorescence, or rust staining, we handle that too. The homeowner deals with one locally-owned company and one crew for the whole job instead of coordinating a cleaner and a separate sealer. Concrete cleaning starts at $200 and is often the first step before a seal.

over two decades Sealing Long Island Concrete

We have been doing this work on Long Island since 2006, and in that time we have sealed concrete in every condition the coast and the seasons can produce. That depth of experience is why we do not default to a single finish for every job. We assess the surface’s exposure, traffic, and seasonal stress and recommend the sealant and sheen that will hold up where it actually sits.

Fully Licensed and Insured, Documented Start to Finish

We are fully licensed and insured, and we photograph every concrete sealing job from the first surface check to the final sealed result. Those photos go on file for the homeowner’s records, so there is never a question about what condition the concrete was in before we started or what the finished seal looks like.

How Our Concrete Sealing Process Works

1

The Free Estimate and Finish Consultation

Call us or submit a request, and an office manager takes your information and responds within a half hour. The team assesses the concrete surface, looking at condition, size, exposure, and whether there are any existing issues like rust, efflorescence, old coatings, or moisture. The homeowner walks through finish preferences, from natural and matte to semi-gloss, high-gloss, or the recommended satin. An exact written quote covering scope, finish, and what to expect is delivered within 24 hours.

2

Scheduling and the Pre-Service Heads-Up

Once the job is booked, the homeowner receives reminders: roughly two days out, the day before, the day of, and an “on the way” notice. The crew confirms the weather before heading out, because sealed concrete needs a dry day for application and cure.

3

Surface Condition Check

The crew arrives and confirms the concrete is dry, clean, and free of rust and efflorescence before any sealant goes on. If the surface has staining, organic growth, or efflorescence, those need to be resolved first through concrete cleaning or rust removal. The crew photographs the surface in its pre-seal state, documenting the condition and any existing damage.

4

Sealant Application

The crew applies the chosen Alliance Gator or Trident sealant per manufacturer specification, matched to the finish and the surface. The application covers the full surface evenly while the crew protects surrounding landscaping and adjacent surfaces during the process.

5

Cure and Dry Time

The sealed surface needs 24 to 48 hours of dry time before foot traffic or regular use. The crew advises the homeowner on cure expectations and any weather considerations. Furniture and items are replaced once the surface is fully cured.

6

Walkthrough, After Photos, and Invoice

The crew photographs the finished sealed surface. If the homeowner is home, they walk the job together. The invoice goes out only after the homeowner is satisfied with the result.
